We’re officially one month into 2026, and many homeowners and buyers are asking the same question: what’s next for the Denver and Littleton real estate market? While no one has a crystal ball, my 30+ years of local real estate experience helps paint a clear picture of where our market is likely heading.
To understand the 2026 housing market, we have to look at recent history. From 2023 to 2025, the Colorado real estate market was shaped by the aftermath of the COVID-era housing boom. Ultra-low interest rates, soaring home prices, and record-low inventory created an overheated and unstable market. What followed was a much-needed correction.
The biggest shift came from mortgage interest rates. In early 2021, 30-year fixed mortgage rates were around 2.65%. By 2023, they peaked near 7.79% (the sharpest increase in nearly 40 years) aimed at slowing inflation. Since then, rates have steadily improved. At the time of writing, the average 30-year rate is around 5.875%, which is helping improve buyer affordability and encouraging sellers to move out of their ultra-low-rate homes.
Inventory in the Denver metro area and Littleton has also improved, rising about 10% compared to 2024. That means more homes for sale, more choices for buyers, and a healthier market overall. Meanwhile, the average single-family home price rose about 1% in 2025, showing steady and sustainable growth rather than risky spikes.
Looking ahead, all signs point to 2026 continuing this slow and healthy recovery. Mortgage rates are stabilizing, housing inventory is improving, and affordability is gradually getting better. These conditions create a strong environment for buyers who have been waiting on the sidelines to re-enter the market.
